Building a new home is an exciting endeavor, but it can also be overwhelming. There are many factors to consider, from the type of ground you'll be building on to the efficiency of your home. Before you start, it's important to think about your needs, preferences, and budget, and to work with professionals who can guide you through the process. In this list, we'll explore some of the essential considerations you should keep in mind when building a new home.
Does the floor plan provide enough space for your plans? Are you planning to live there forever? Who will come to visit? How many bedrooms do you need? Do you prefer climbing stairs to get to your room?
What are the standard features that come with the home? How tall are your ceilings, windows, and doors? Can you modify them? How will the standard heights of doors and windows look? What are the standard flooring, wall textures, counters, cabinets, framing, and insulation (between floors and rooms)?
What kind of ground are you building on? Is it a high liquefaction zone, FEMA flood zone, or high ground water area? Most builders provide soil tests and reports.
Does your builder allow customization of the structure? Can you visit an architect and modify your plans? A full set of plans can cost anywhere from $10,000 to $20,000. Customizing a plan that the builder has already purchased can be a fraction of the cost.
A designer is imperative. They are not mind readers, however. You need to provide examples, specifics, and even measurements if you have ideas that you want to see come to fruition. Don’t assume that anyone knows exactly what you mean or need. Communicate clearly but use pictures, diagrams, and anything else you can to convey your vision clearly.
Plan your electrical! Electrical planning can often be subjective. Where do you need outlets? Do you need dedicated outlets? Make sure your lights and plugs are wired separately. Do you need 200-amp service to your home?
Plan your kitchen. Do you need more drawers or cabinets? Do you need roll-out shelves? What will your pantry look like? Do you need counters in the pantry?
Plan your garage space. Do the standard-sized garages fit your cars? Do you have enough room to walk around your cars? Do you need storage space?
Efficiency of your home. Do you need extra insulation in the attic? What comes standard? What is the percentage efficiency of your furnace? What type of water heater do you have?
How does the builder handle the warranty? Do they have a proven track record? What do they cover? How is that ensured? What is their policy on emergencies, and what is considered an emergency?
Building a new home requires careful planning and attention to detail. By considering the factors I've listed here, you'll have a good start making sure your new home meets your needs, is safe and efficient, and reflects your personal style. Remember to work with experienced professionals who can help you navigate the process and make informed decisions. With the right preparation and guidance, you can create the home of your dreams.
